The Charlotte housing market continued its shift toward a more balanced environment throughout August, giving buyers more choices and more negotiating power while home prices remained relatively stable.
The biggest story this month was the continued growth in available homes. Active inventory climbed throughout August, reaching 13,812 homes in the latest available Canopy MLS weekly data.
While the final August monthly figures are not yet available, the latest finalized monthly data combined with August’s weekly activity paints a clear picture: the Charlotte market isn’t falling. It’s rebalancing.
Inventory Continued to Climb
Inventory remained the biggest story in the Charlotte real estate market throughout August.
Active homes for sale increased from 13,688 for the week ending August 1, to 13,720 for the week ending August 8, before reaching 13,812 homes for the week ending August 15.
That latest figure represents an 8.9% increase year over year.
For buyers, more inventory means more options and less pressure to make an immediate decision. Instead of feeling forced to compete for the first suitable property that becomes available, buyers have more opportunities to compare homes, revisit properties, conduct inspections, and negotiate terms.
For sellers, however, increased inventory also means increased competition. Standing out from comparable homes requires the right combination of pricing, presentation, and marketing.
Buyer Activity Remained Steady
More inventory doesn't mean buyers have disappeared.
For the week ending August 1, the Charlotte region recorded 949 pending sales, an increase of 14.8%. Pending sales remained active at 857 for the week ending August 8 and 856 for the week ending August 15.
The numbers show that serious buyers are still moving forward. They're simply doing so in a market where they have more choices and don't necessarily need to rush.
This creates a healthier environment where buyers can focus more on finding the right home and less on simply winning a bidding war.
Prices Remained Relatively Stable
Despite rising inventory, the latest finalized monthly data showed a median sales price of $410,000, up 1.1% year over year.
This is an important signal for anyone concerned about falling home values.
The Charlotte market is not showing the dramatic price declines that typically define a housing market crash. Instead, increasing inventory is helping slow the pace and create more balance between buyers and sellers.
For homeowners, stable pricing means there is still value in today's market. For buyers, it means waiting for a major market correction may not necessarily produce the opportunity they expect.
Buyers Gained More Negotiating Power
One of the biggest advantages for buyers in the current Charlotte market is the return of negotiation.
The latest finalized data showed sellers receiving approximately 95.9% of their original list price, meaning the average difference between original asking price and final sales price was approximately 4.1%.
On a home priced around $410,000, that represents approximately $16,810.
Depending on the property and seller, buyers may be able to use their negotiating position toward:
- Purchase price reductions
- Seller-paid closing costs
- Interest rate buydowns
- Repairs or improvements
Not every home will offer the same level of flexibility. Well-priced homes in desirable neighborhoods can still attract strong interest. But buyers should no longer assume that asking price and contract terms are completely non-negotiable.
A More Balanced Market
Months Supply of Homes reached 3.8 months in the latest finalized monthly data, an increase of 5.6% year over year.
Combined with an average 94 days from list to close, today's buyers have more time to evaluate properties, compare neighborhoods, complete inspections, and make informed decisions.
This is a significant change from the highly competitive seller's market of recent years.
The Charlotte region isn't necessarily a full buyer's market, but conditions are moving closer to balance, creating opportunities for both sides of the transaction.
