The Charlotte housing market continued to move toward a healthier balance throughout July, creating opportunities for both buyers and sellers. Inventory remained above 13,000 homes all month, giving buyers the widest selection of available homes we've seen so far in 2026.
Although mortgage rates remained in the mid-6% range, buyers continued to stay active, proving that well-prepared purchasers are focusing more on long-term opportunities than short-term rate fluctuations.
Inventory Continued to Grow
The biggest story throughout July was inventory.
Following a brief slowdown around the Fourth of July holiday, new listings rebounded quickly as sellers returned to the market. By the end of the month, active inventory remained above 13,300 homes, giving buyers significantly more choices than earlier this year.
Instead of rushing into bidding wars, buyers now have more opportunities to compare homes, schedule multiple showings, and make informed decisions.
Buyer Activity Stayed Healthy
Pending sales fluctuated from week to week—a normal seasonal pattern during the summer vacation months—but buyers continued writing offers throughout July.
While activity slowed slightly during holiday weekends, demand remained steady as families prepared for back-to-school moves and took advantage of increased inventory.
The market demonstrated that serious buyers are still purchasing homes, especially when presented with more options and stronger negotiating opportunities.
Prices Remained Stable
Throughout July, home values remained steady.
The latest available monthly data showed the median sales price holding at $415,000, indicating that Charlotte continues to experience price stability despite the increase in available inventory.
Rather than seeing rapid price appreciation, the market is transitioning toward a healthier environment where pricing reflects supply and demand more naturally.
Buyers Gained More Negotiating Power
One of the biggest advantages for buyers this month was increased negotiating leverage.
Homes sold for an average of 96.3% of their original list price, meaning sellers accepted an average discount of approximately 3.7%.
For a home priced around $415,000, that represents more than $15,000 in potential negotiating room that buyers may use toward:

A More Balanced Market
Another encouraging trend was the continued increase in Months Supply of Homes.
By the end of July, Months Supply had reached 3.7 months, reflecting one of the most balanced markets Charlotte has experienced in recent years.
Combined with an average 93 days from list to close, buyers now have more time to evaluate homes, conduct inspections, and negotiate confidently without the intense pressure seen in previous markets.
